What is Social Rental Management?
Social Rental Management allows private owners of vacant properties to rent them out to organisations that work to improve access to housing (foundations, non-profit associations, social impact companies, municipal syndicates, public developers, etc.).
These organisations, in partnership with the Ministry of Housing and Spatial Planning, then make these homes available to people experiencing difficulties in finding accommodation.
The property owner entrusts their home to an approved partner organisation. The organisation rents it below market rates, while offering a series of attractive advantages in return.
The owner and the partner organisation sign the lease agreement. The partner then selects a suitable tenant based on various criteria.
The organisation manages the property. It handles tenant follow-up, day-to-day maintenance, and ensures the smooth running of the tenancy.
The advantages of Social Rental Management for property owners
Renting your property through an approved partner is not only a gesture of solidarity, it also comes with many practical benefits:
Guaranteed rent
By signing the lease with a partner organisation, rent payments are guaranteed every month, even in case of non-occupation.
Tax exemption
As a property owner, you benefit from a 90% tax exemption on your net rental income, significantly offsetting the fact that your property is rented out about 30–40% below private market rates.
Tenant support
Tenants are supervised by a team of social professionals who accompany them throughout the duration of the contract and intervene if needed.
Property availability
Your property remains available for you and your family. If you need it back, you can recover it quickly, and the tenants will be rehoused by the partner.
Property maintenance
Partner organisations have technical teams to carry out regular checks and small maintenance works, ensuring your property remains in good condition.
